Development permits have been filed seeking the approval of a residential project proposed at 1436 Kearny Street in Telegraph Hill, San Francisco. The project proposal includes the construction of a four-unit townhome with a garage. The project calls for the demolition of a vacant single-family home on the property and an existing garage at the street frontage.

One4Three6 Kearny LLC is the property owner. BAR Architects is responsible for the designs. Farella Braun + Martel is the land-use attorney for the project.

The project site is a parcel spanning an area of 5,500 square feet. The project proposes to bring a four-unit townhome measuring a total built-up area of 16,839 square feet. The townhome will also include a garage with two parking spaces, with entry on Kearny Street. Basement storage will be stacked below townhouse units and over or adjacent to the garage, taking advantage of the site’s steep natural grade. The existing single-family house spans an area of 1,484 square feet. A shared rear-yard exists at the back of the site.

A project review meeting to discuss the project will soon be held, pursuant to Planning Code Section 207(c)(8). An estimated construction timeline has not been announced yet.

I honestly can’t wrap my head around why you’d spend all this time and money to try to completely disregard height requirements to build something the vast majority of people are going to balk at, in the far reaches of the Outsidelands when there are plenty of lots available closer, or in, the core of the city that you could build this on with little resistance and better or faster sales. It feels a bit farcical.
