Construction Update for Mid-Rise Projects in Tasman East, Santa Clara

While Related has topped out for the 23-story apartment tower at 2300 Calle De Luna, work is moving forward on several other mid-rise projects in Santa Clara’s Tasman East Specific Plan. The six structures will rise between six to eight floors high, creating over a thousand and five hundred units, shops, and new open space.

Across the site, construction progress has been noted for 2225 Calle De Luna, 2232 Calle Del Mundo, 2302 Calle Del Mundo, 2343 Calle Del Mundo, and 2278 Calle Del Luna. St. Anton Communities has opened 2233 Calle del Mundo to residents, and Holland Partners Group has yet to start work on the 12-story complex at 2200 Calle De Luna. Of the mid-rise buildings under construction or opened, there are 1,525 units in the pipeline.

At the eastern edge of the Tasman East masterplan, Holland Partners Group has proposed three twelve-story apartment structures huddled around the podium-top amenity deck. The 158-foot-tall towers will connect to three floors of parking. The development would create 584 apartments, with 119 studios, 316 one-bedrooms, and 145 two-bedrooms. Four additional residencies in tower B are of unspecified size. KTGY Architects is responsible for the design.

The first building to open is the 196-unit affordable housing complex at 2233 Calle del Mundo by St. Anton Communities. The 63-foot tall building, designed by KTGY Architects, contains 92,540 square feet for dwelling units and roughly 71,000 square feet for the podium amenities and 103-vehicle parking garage. Of the 196 apartments, 153 will be studios, and 43 will be one-bedrooms. Parking for 98 bicycles will be included on-site.

On the eastern portion of the center district, foundation work is underway for Greystar’s two symmetrical apartments at 2225 Calle De Luna and 2232 Calle Del Mundo, designed by Heller Manus Architects. The 85-foot tall structures will contain around 471,420 square feet, with 338,800 square feet for 371 rental units and 133,730 square feet for parking. The 306-car garage occupies the center of the first three floors, wrapped by an outer layer of residences.

Foundation work appears complete, with concrete rising for the first floor at 2302 Calle Del Mundo. The 8-story residence will create 150 apartments and 5,000 square feet for retail. Ensemble and ReThink are jointly responsible for the development. BAR Architects is responsible for the design, with landscape architecture by Guzzardo Partnership. BKF is consulting on civil engineering, and Emerald City for MEP engineering.

Rising at the western edge, Summerhill Homes and Invesco are constructing the 347-unit podium apartment at 2343 Calle Del Mundo. The 80-foot tall structure will yield over half a million square feet, with 275,360 square feet for residential use and 141,812 square feet for the 396-car garage. Additional parking will also be included for 198 bicycles. KTGY Architects is the architect.

Across from 2300 Calle Del Luna is the now-readdressed 2278 Calle Del Luna mid-rise developed by Ensemble and ReThink. Crews have topped out the eight-story apartment complex with 311 dwelling units and 15,870 square feet for commercial retail. BAR Architects is the project architect, while The Guzzardo Partnership and Groundswell Design Group are collaborating on the landscape architecture. BKF Engineers will be the civil engineer.

The project is the first of a two-phase plan. Next to the mid-rise complex, the joint venture is planning a high-rise structure at 5123 Calle Del Sol. The 20-story complex will create 192 apartments with 8,000 square feet of retail and a 218-car garage.

The apartments are part of the 45-acre rezoning masterplan dubbed Tasman East Specific Plan. At full build-out, Tasman East will create as many as 4,500 residential units by multiple developers, including affordable housing, over a hundred thousand square feet of retail, a grocery store, a potential urban school, and over ten acres of public open space.
