Preliminary plans have been filed for a larger apartment complex at 650 Divisadero Street by Alamo Square in San Francisco. The application will create a nine-story apartment complex with nearly a hundred affordable units two blocks from the Panhandle. Jonathan Rose Companies is the project developer.

The property is one of five that the Mayor’s Office of Housing and Community Development acquired this summer to focus on affordable housing. MOHCD Director Eric Shaw shared that “the office will partner with the development teams, city agencies, and community partners to advance development of these projects and deliver hundreds of new affordable homes for moderate-income, low-income, and extremely low-income households.”

The initial plans provide an overview of the potential building. The 85-foot tall structure will hold 95 apartments, with unit mix to be determined later. Parking will be included for 95 bicycles and no cars, a decision that is expected to promote public transit and reduce local congestion. Residential amenities will include management offices, supportive services, a community lounge, a fitness center, and a computer room. An interior courtyard and upper-story decks will give people access to open space.

Demolition will be required for the existing single-story structure occupied by a seismic retrofitting business. Residents will be close to several bus lines in all four directions across the neighborhood’s grid system. The Civic Center BART Station is just under 20 minutes away by bus or 15 minutes by bicycle.

In a press release for the acquisition, District 5 Supervisor Dean Preston said, “for years, neighbors on the Divisadero corridor have demanded more affordable homes. This is a major step forward in meeting those demands and creating opportunities for working people and their families to have a place in this community.” Alongside 650 Divisadero Street, MOHCD acquired 1234 Great Highway, 250 Laguna Honda Boulevard, 3300 Mission Street, and 249 Pennsylvania Avenue.

Representatives for Jonathan Rose Companies have yet to reply to a request for comment.

  1. Like the uptick in units. We really need mixed income — there are blocks & blocks & blocks of all-low-income housing everywhere around Alamo Sq. /Western Addition. Mix it up for a vibrant neighborhood.

  2. Sounds great, as long as the new residents don’t complain about the Indy next door. SF can’t afford to lose any more smaller venues…

    • I assume you mean 400 Divisadero? Last I recall it was commandeered by a non-profit housing group and intended to be built as BMR housing… but currently awaiting to secure funding, so…

  6. It would be nice if they kept the architectural style of the old building. They won’t of course.

  7. The Independent quashed a development near there about 10 years ago. Housing is much more important than music venues, which can go elsewhere.

    • Where? It’s not like there are a ton of vacant places for music venues. The Indy is iconic and has been a vital part of the neighborhood character for decades. It’s not unreasonable that any development next door to it considers where they’re developing and takes steps to ensure they’re a good neighbor.
