A Preliminary Application has been submitted for 3200 & 3258 Stockton Boulevard in Sacramento. The project proposal includes the construction of two mixed-use buildings offering space for residential and retail uses.

Records show that AHST 276 LLC purchased the parcel. The parcel was purchased from American Hospitality LLC for $2.49 million. Vrilakas Groen Architects is responsible for the designs.

The project site is a combined parcel spanning an area of 0.8 acres. The project site is however, split by an alley. A 6,400-square-foot building is on 3200 Stockton Boulevard, and another 16,000-square-foot building is on 3258 Stockton Boulevard.

Plans call for the construction of two new mixed-use buildings rising five stories high, yielding a total built-up area of 65,000 square feet. Each building will offer residential units and commercial space. A total of 110 units will be developed within the two buildings, designed as a mix of studios, one-bedroom, two-bedroom, and live-work floor plans.

Commercial spaces spanning 2,040 square feet and 1,600 square feet will be developed on the site.

The developer has submitted an SB-330 Preliminary Application. Senate Bill 330, or SB 330, has been an important law to make it more difficult for city and town governments to stonewall the construction of new housing if it meets a certain level of affordable housing. As written in the law, SB 330, “prohibits a local agency from disapproving, or conditioning approval in a manner that renders infeasible, a housing development project for very low, low-, or moderate-income households or an emergency shelter unless the local agency makes specified written findings based on a preponderance of the evidence in the record.” If approved, the project’s timeline is anticipated to last five-ten years.

Aggie Square will offer facilities for research and technology, in collaboration with University of California Davis. Aggie Square’s first phase is expected to open in early 2025. The project site sits less than half a mile south of Aggie Square’s construction site in Sacramento.
