Preliminary permits have been filed for a new low-rise urban infill at 3500 Broadway in North Oak Park, Sacramento. The project will replace a nursery with 24 homes and a retail space. The application uses Senate Bill 330 to streamline approval.
Vrilakas Groen Architects is responsible for the design. Illustrations show a faux-reuse concept to complement the Oak Park Historic District. The single-story podium will be lined with a brick veneer, mimicking an old industrial building. The two metal-clad apartment levels will be removed, allowing for outdoor amenity space.
The 40-foot tall structure will yield around 16,500 square feet, including 10,300 square feet for housing and 4,200 square feet for retail. Of the 24 apartments, there will be 18 studios and six one-bedrooms. Parking will be included for 20 bicycles, which includes a few spaces for the retail tenant. The developer must designate some affordable housing to qualify for SB 330. The exact amount of below-market-rate units is not specified.
The 0.28-acre parcel is located at the corner of Broadway and 35th Street, across from Diagon Alley. Demolition will be required for the surface parking and single commercial structure used by Plant Foundry Nursery Garden Center. The project is close to the three-story infill covered by YIMBY recently at 3560 3rd Avenue.

Really bummed to lose the Plant Foundry Nursery since it is such a wonderful location for gardening needs. The infill housing is desperately needed though. I hope the nursery can relocate to another underutilized lot nearby.
Bummer there are enough empty lots (eyesores) around urban Sacramento…hate to see the plant foundry nursery go.
This one is unfortunate to lose the Plant Foundry. Great looking infill project just wish it to occur on one of the many other empty (eyesore) lots throughout the area, not this one.
I hope Sacramento doesn’t lose The Plant Foundry.

It would be dumb and mean to add way too many tenants who would need way too many parking spaces. Bad for the businesses, that helped improve the area. Sounds like an adult rich boy pissing contest. These guys have buckets of money.
Ridiculous to replace a wonderful small business when there empty lots a stone’s throw from this site.
