Hines has revealed plans for a new ten-acre apartment development at Natoma Fountains in North Natomas, Sacramento. The development will replace a vacant parcel close to several retail centers with over three hundred homes. Hines is partnering with MBK Rental Living to manage the site and amenities.
The project will create 303 units in six three-story buildings. Apartment sizes will vary between 540 to 1,185 square feet across various studios, one-bedrooms, and two-bedrooms. BSB Design is the project architect, and Carnegis Group is overseeing the interior design.
Residential amenities will be a central focus for the marketing of Natomas Fountains. The main offerings will include a pool deck, a contemporary co-working space, a fitness center, a dog park, and a multipurpose simulator space. Ken McCarren, President of MBK Rental Living, said for the press release, “our mission is to provide residents with exemplary living environments that align with the dynamic pace of modern life. Through this collaboration, we’re creating a community where residents can flourish in a seamlessly integrated environment.”
Residents will be five miles from Downtown Sacramento or half an hour away via bus. The property is located close to several retail and grocery stores. “Natomas Fountains stands out due to its unique location in a rapidly growing area, with easy access to meaningful surrounding amenities and superb access to other parts of the city,” said Manuel Soto, Director and City Head of the Sacramento office of Hines.
Hines is expecting to see completion in 2026.

While this development is in the suburbs surrounded by giant parking lots, at least there’s a Chipotle, boba tea shop, Chinese restaurant, and poke restaurant directly adjacent to the development. Perhaps this development is just what this area means to create more pedestrian friendly environments. We got to save the suburbs somehow /shrugs
