A new eight-story apartment complex has been proposed in the backyard of the existing office building at 2150 North First Street in North San Jose, Santa Clara County. The proposal was filed by the property owner and office space rental agency, Expansive. If built, the project will add 250 homes and replace parking for office employees.

Two preliminary applications were filed in late January by Expansive, calling for an eight-story apartment complex with 250 units. The developer will use Assembly Bill 2011 and Senate Bill 330 to streamline the approval process. SB330 will allow the developer to increase residential capacity if a certain percentage of homes are affordable, but the application does not specify if any of the 250 units will be priced below market rate.
Reporting by George Avalos for the Bay Area News Group shared details not attached to the permits. Avalos shared that the structure will wrap around a 370-car garage, with 250 spaces for residents and 120 spots for office employees. An additional 122 surface parking spaces across the 4.7-acre parcel will be retained for an overall side capacity of 492 cars.
Expansive will retain the existing six-story office complex, spanning over a hundred thousand square feet with a fitness center. The company is a Chicago-based owner-operator of 41 co-working spaces across the country.

The property is close to a VTA light rail station that runs directly through Downtown San Jose. Residents will be just under 20 minutes away from the urban core by rail or 24 minutes via bicycle. The estimated cost and timeline for construction have yet to be established.

Really hoping that surface lot on the south side of the block is an easement for a future road/pedestrian connection between N 1st and Bearing Drive. Good conversion of surface lot very transit adjacent, let’s build it already!
