Preliminary plans will be reviewed today for a five-story apartment infill at 1218 Monte Diablo Avenue in San Mateo, San Mateo County. The project will bring new apartments and townhomes close to Highway 101 and near the Bay Trail. SC Properties is the applicant.

Preliminary plans from the city show that the development could yield nearly 100,000 square feet, with 53,800 square feet of apartments, 24,000 square feet of townhomes, and 21,850 square feet of parking. The project does not include commercial retail. Unit sizes may vary with four studios, 47 one-bedrooms, nine two-bedrooms, four three-bedrooms, and 11 townhomes. Parking will be included for 68 cars and 91 bicycles.

Of the 75 units, there will be 12 affordable units for low-income and very low-income residents. The project will use a 47% density bonus, allowing the developer to apply for concessions on setbacks, increased height, and reduced parking for more housing.

Studio T-Square is the project architect. Renderings show a familiar podium-style apartment wrapped in stucco and siding panels. The streetscape design separates the building from residential activity with ramps and railing.

The one-acre parcel is located at the corner of Monte Diablo Avenue and North Kingston Street, close to the pedestrian and bicycle crossing above Highway 101. Future residents will be a six-minute bike ride or a twenty-minute walk from Downtown San Mateo.

Demolition will be required for one home and a single-story commercial structure. The estimated cost and timeline for construction have yet to be established.

The San Mateo Planning Commission will review the proposal this evening, February 13th, starting at 7 PM. The meeting will be held via Zoom or in person in the San Mateo City Hall. For more information about how to attend, visit the city website here.
