New permits have been filed for a large suburban development along North Park Road in North Natomas, Sacramento. The proposal will replace a large vacant plot with 170 market-rate duplex units and a 416-car capacity. Lewis Land Developers is the project sponsor.

Angeleno Associates is the project architect. The Santa Ana-based studio is proposing a neighborhood of suburban-style homes with Spanish Revival flourishes, including stucco, faux-clay tile roofing, and decorative gables. Sitescapes, a Costa Mesa-based firm, oversees landscape architecture. Burrell Consulting will be the civil engineer.

Construction will yield 85 residential structures and four common facilities, rising no higher than 29 feet tall. There will be 170 rental homes in total, each with a two-car garage and some accompanying guest lots. The whole development will provide a capacity for an eye-watering 416 cars. The proposal will cover the sweeping empty lot with an interior road network, connecting North Park Drive to each home’s two-car garage. An exit-only road will connect to Kankakee Drive.

Future residents will be in the heart of the sprawling neighborhood, by Wild Rose Park, Redbud Park, and a short bicycle path connecting North Park Road with East Commerce Way.

The 3.6-acre property is under a mile away from another proposal by the same developer. Lewis Land is pursuing a similar 92-unit suburban development at 2631 Del Paso Road. Future residents there will find themselves between the grocery-anchored Ntomas Town Center strip mall, the North Natomas public library, and Sacramento Valley Tech High.
