Small Office-to-Housing Conversion Proposed at 3000 T Street, Sacramento

Commercial remodel permits have been filed for a two-story structure at 3000 T Street in Sacramento’s Alhambra Triangle. The plan is to convert the office space into ten new apartments. Turton Commercial Real Estate is selling the property.

The initial application suggests the structure would be remodeled to add housing on both floors. Of the ten units, there would be four one-bedrooms and six two-bedrooms.

The property is listed for sale for $1.275 million, or roughly $99 per square foot, according to Metrolist Services. The listing shares that the “existing office building is 55% leased to 6 month-to-month tenants paying a combined gross rent just under $5k per month.” For a future property owner, the site does offer the promise of future housing development, with expected zoning to allow a 52,000 square foot apartment.

The 0.3-acre site is located at the northern point of a sprawling intersection of Highway 50 and Highway 99. Future residents will be close to several restaurants and shops in Newton Booth, North Oak Park, and East Sacramento.
