Suburban Plans for 15395 Sycamore Drive, Morgan Hill

The same developer behind the plans covered yesterday morning has filed preliminary applications for another lot in Morgan Hill, Santa Clara County. The smaller project from Latala Homes will bring 26 homes to a five-acre plot of land at 15395 Sycamore Drive.

Plans call to build 26 homes, including six two-bedroom duplexes, ten three-bedroom single-family homes, and ten four-bedroom single-family homes. Parking will be included for 62 cars. Six of the homes will be designated as affordable to low-income households, allowing the developer to use the builder’s remedy to bypass local zoning. The application also hopes to use the State Density Bonus program and Senate Bill 330 to streamline approval.

Bassenian Lagoni Architecture + Planning is responsible for the design, which appears identical to the housing planned at 600 West Edmundson Avenue. Facade materials will include stucco, stone veneer, brick veneer, and cementitious board and batten siding.

The project will cover 4.75 acres of the 5.2-acre site. Demolition will be required for one home. The site is just over a mile from Latala’s 600 West Edmundson Avenue project. Future residents will be 15 minutes from the city’s Caltrain Station by bicycle or 40 minutes via bus. The estimated cost and timeline for construction have yet to be established. Joan and Richard Della Maggiore are listed as the property owners. Public records show the site last sold in 2000 for $1.3 million.
