Preliminary permits have been filed for a 28-story tower at 262 East Santa Clara Street in Downtown San Jose, Santa Clara County. The mixed-use project would bring over five hundred apartments across from San Jose City Hall. The planning application does not identify the developer.

The preliminary filing, filed by an individual named Trang Nguyen, provides a modicum of details. The initial draft projects a 28-story high-rise with 529 apartments, 12,000 square feet of office space, and 21,000 square feet for commercial use, either retail or restaurants. The pre-application will allow the developer to use Senate Bill 330. SB330 can streamline the approval process for residential projects if a certain percentage of units are designated as affordable housing.

If built, 262 East Santa Clara would contribute to the cityscape’s plateau of towers less than 300 feet tall due to FAA height restrictions related to the San Jose International Airport. Across 6th Street, the 285-foot tall San Jose City Hall is the fourth-tallest building in the city, and the 298-foot Miro Residential Tower is the city’s second-tallest building.

    Been seeing a lot of ~25 story towers under construction in Santa Clara and San Jose. Hopefully the height standard continues growing in the South Bay but these are very tall nonetheless
