Pre-application permits have been filed for an office-to-housing conversion at 97 Boston Avenue in Burbank, Santa Clara County. The developer, SALA Homes Realty & Development, aims to use the Builder’s Remedy to remodel their own offices into a 14-unit co-living complex. TDDG US, another occupant of the Boston Avenue location, is responsible for the application.

The proposal will remodel the interior of the commercial building into 14 dwelling units. Each floor will contain seven units, a common-use kitchen, and dining space. Each unit will have a private bathroom. Limited exterior work will remove a handful of windows and the front balcony. The 17-car surface parking lot in front of the structure will remain.

The 0.3-acre property is located at the corner of Boston Avenue and Olive Avenue, one block from the busy West San Carlos commercial thoroughfare. Future residents will be close to the Abraham Lincoln High School Campus and less than 15 minutes away by bicycle or bus from the Santana Row and Valley Fair shopping centers.

The developer has invoked the Builder’s Remedy and Senate Bill 330 to streamline the approval process and sidestep local zoning restrictions. The laws ensure that three units will be designated as affordable to low-income households. The estimated cost and timeline for development have yet to be established.

The project is located in Burbank, an unincorporated community within Santa Clara County surrounded by San Jose. The project applicant has yet to reply to a request for comment.

    • Wow! YEAH INTERESTING. It reminded me of Soviet times, with a shared kitchen and ONE common toilet. At the time, there weren’t any private baths except a small wash sink for the old 8-unit bedrooms, as I visited there for a potential bride-to-be meeting in 1994.

      • So you prefer there be no new housing, rather than lower-priced housing.

        You NIMBYs have a Pavlovian need to oppose ANY improvements. Your ancestors were the people who opposed the domestication of fire.

  2. Hopefully the exterior of the building will look less unattractive after the conversion. Would like to see pictures of that. Maybe a little landscaping in the parking lot?
