Construction permits have been filed for the approved three-story residential complex at 424 12th Street in Sacramento’s Alkali Flat neighborhood, just north of Downtown Sacramento. The project will replace a vacant parcel with 132 apartments close to the light rail. Gateway Development Company is the property owner.

The complex will bring 132 units across roughly 58,800 square feet. Unit types will vary, with 86 studios and 46 loft-style one-bedrooms. The affordable project will range from 86 units for households earning around 80% of the area’s median income to 46 units for households earning 120% AMI. One dwelling will be classified as a live/work unit. The project invokes the density bonus program, with concessions related to open space, onsite detention of stormwater, and public work improvements. Parking will be included for 14 bicycles.

Roseville-based 19Six Architects is responsible for the design, defined by articulation and setbacks. The building will be wrapped with a mix of stucco and corrugated metal panels. Construction will bring two structures divided by a mid-block linear pathway extended from 12 Street. The common open space will be overlooked by twenty private terraces.

Garth Ruffner is the landscape architect. The team will oversee improvements to the sidewalk and the mid-building pathway. The path will be shaded by several deciduous and evergreen trees. Wide planters will be added on the sidewalks of E Street and 12th Street.

The 0.59-acre property is on 12th Street between E Street and Democracy Alley. Residents will be close to a Light Rail station, which will connect the neighborhood to Downtown Sacramento and up through North Sacramento.

Ibex Ventures and Urban Capital are joint developers for the project, operating through UC-Ibex 12E LLC on behalf of the property owners. This latest application pushes the project closer to construction, though the estimated timeline for work to start has yet to be shared. The job is expected to cost around $11.7 million, not including all development costs.
