The project application has been filed for a new single-family home at 1 Helen Street in Nob Hill, San Francisco. The infill plan would replace a single-story garage along the alleyway off California Street. Vince O’Driscoll of OARCON Inc., a general contractor, is listed as the property owner.

The 42-foot tall structure will contain around 2,500 square feet, with three bedrooms and a single-car garage. The narrow project will include the kitchen, dining room, and living room on the ground floor. Screen doors will connect the open room with the 220-square-foot open-air patio. The second floor will include two smaller bedrooms. The primary bedroom will occupy most of the third floor, with a rooftop deck acting as a setback that pushes the volume away from the alleyway. The fourth floor will include a small study and another rooftop deck.

William Pashelinsky is responsible for the design. Project plans show the two-story podium will be composed of horizontal Hardie board lap siding, with the upper two floors clad with cementitious panels. Though modest, the design is similar to its neighbors along the narrow Helen Street alley.

The tiny 1,270 square-foot site is located along California Street between Leavenworth Street and Hyde Street. The future occupants will be two block from Huntington Park and Grace Cathedral at the top of Nob Hill. Public records show the property last sold in 2023 for $650,000.

The project is being represented by GBA, a San Francisco-based permit expediter. Construction is expected to cost around $1.35 million and last around 14 months.

  1. Interesting nice design, it would have been nice to see floor plans

  2. Good. Unfortunately alleys like that tend to attract the homeless, so another 2-3 residents being vigilant will help. Also, assuming a brand new 2,500 square foot single family home will be valued at ~$3.5M, that’s another $40K in property taxes *every year* to city coffers. Keep building!
