Formal permits have been filed for the seven-story mixed-use proposal at 2154 MacArthur Boulevard in the center of Oakland’s Dimond District neighborhood. The development will replace a surface parking lot with 62 homes facing Dimond Avenue and refurbish the existing single-story bank branch along MacArthur. Dollinger Properties is the project sponsor.
BDE Architecture is responsible for the design. Previously published renderings show an articulated structure clad with a mix of brick veneer, cast stone panels, and cement plaster. The facade will be divided by a handful of balconies and setbacks.
Portions of the existing brick bank branch will be torn out so that crews can expand the overall capacity. The bank’s exterior elevation facing MacArthur Avenue will be improved with floor-to-ceiling windows to draw in more natural light and attract customers.
Details have yet to change since our last coverage, with Dollinger proposing a 62-unit complex with 4,800 square feet of amenities and a 52-car garage. Apartment types will vary from studios to three-bedrooms. The project will include some affordable housing, though the exact quantity is not specified.
The Bank of America National Trust and Savings Association is listed as the property owner of 2154 MacArthur Avenue. The company permanently closed the Dimond Neighborhood branch last year.
The 0.85-acre property is located along Mac Arthur Boulevard between Dimond Avenue and Fruitvale Avenue. Future residents will overlook a bus stop in close proximity to two grocery stores, retail stores, and various restaurants.
The application has been streamlined through Senate Bill 330, while the overall capacity has been increased with the State Density Bonus program. The estimated cost and timeline for development have yet to be shared.
