Permits have been filed for a residential infill at 5035 International Boulevard in the small neighborhood of Melrose, East Oakland. The proposal seeks to construct a five-story apartment complex with 38 dwelling units. Oakland-based LCD Enterprises Group LLC is listed as the property owner.
The 84-foot-tall structure is expected to total about 12,460 square feet, including five primary floors and three mezzanine levels, bringing the overall height closer to eight floors. The ground floor will include bicycle parking. Of the 38 residential units, 15% will be deed-restricted for very low-income households and 10% will be for moderate-income households.

Los Angeles-based Franklin Studios is responsible for the application and design. Architectural illustrations have not yet been shared, though a vertical cross-section provides insight into the potential floor plans and height.
Demolition will be required for an existing two-story apartment structure built around 1922. The 0.1-acre property is located at the corner of 51st Avenue and International Boulevard. Future residents would be just over a mile away from the Fruitvale BART Station.
The estimated cost and timeline for construction have not yet been shared.
