The Marin County Board of Supervisors is scheduled to review plans today and approve reduced plans for 825 Drake Avenue in Marin City. The project was approved with 74 units in 2020 but has remained on hold ever since. This latest proposal now seeks to construct 42 units at Drake Avenue, while secondary plans are being championed to build the remaining 32 units in unincorporated Mill Valley. The Pacific Companies is responsible for the application.

The previous five-story plans for 825 Drake Avenue were approved in 2020 by the city, with streamlining from State Senate Bill 35. However, construction failed to start, and by April of last year, the developer agreed to reduce the scale of 825 Drave Avenue while the county shifted plans to rezone to add 32 units to 150 Shoreline Highway. The latter project will rise five floors and is sponsored by Pacific West Communities.
The 60-foot tall structure will yield around 47,660 square feet, with 41,800 square feet for housing and 1,800 square feet of amenities. Parking will be included for 45 cars and 30 bicycles. Unit types will vary with two one-bedrooms, 32 two-bedrooms, and eight three-bedrooms. Orange County-based AO is the architecture firm responsible for the design. The wood-frame structure will feature a bare facade clad with a handful of Hardie board cement textures and shingle roofing.

The property is located along Drake Avenue, close to the Marin Gateway retail center. Future residents will be around 30 minutes away from the city via Golden Gate Transit.
The meeting is scheduled to start today at 9 AM at the Marin County Civic Center. The event will be hybrid, allowing participation in person and online via a Zoom live stream. For more information about how to attend and participate, check out the meeting agenda here.

This is one of the most transit rich locations in Marin County, worthy of dense TID housing with a low ratio of parking spaces.
Ugh. What an uninspiring design. Looks like a Day’s Inn in Oklahoma.
