Project review plans have been filed for a residential infill complex at 2174 California Street in Pacific Heights, San Francisco. The development aims to refurbish a 140-year-old Victorian mansion to create 13 apartments and build a detached four-story annex with seven accessory dwelling units.
Huang Iboshi Architecture is responsible for drafting the project plans. Illustrations show a conceptual massing of the project, revealing that the four-story infill will still be shorter than the historic three-story house.

The proposal would create 20 units across the site, with 13 apartments and seven ADUs. Further details about the project have yet to materialize, as the project team has not submitted a preliminary application. Of the 20 units, three will be deed-restricted as affordable.
The 0.2-acre property is located along California Street between Buchanan Street and Laguna Street, immediately adjacent to a San Francisco Fire Department station. Future residents will be a block from Lafayette Park and four blocks from Japantown Peace Plaza.

Nina Hatvany is listed as the property owner, and city records show the property was sold in 2012 for $2.6 million. The estimated cost and timeline for construction have yet to be shared.
