New building permits have been filed for an affordable residential complex at 815 11th Street in Downtown Sacramento. Alongside the filing, updated renderings have been shared for the five-story complex designed by McSorley Architecture. The project will rise next to the Central Sacramento Studios, a 93-unit affordable Homekey complex developed by the same developer.

The roughly 53-foot-tall structure will yield around 48,350 square feet, including 31,450 square feet for housing and roughly five thousand square feet for parking. Unit types will vary, with 35 studios and 17 one-bedrooms. Parking will be included for 57 cars within the neighboring Central Sacramento Studios complex. Residential amenities include a fitness center, offices, a community room, and supportive service offices.

McSorley Architecture is the design architect. The plan set shows a five-story infill with an articulated facade and two full-height murals. The exterior will be clad with a mix of cement plaster, fiber cement shingles, and metal siding.

The 0.32-acre property is located at the corner of H Street and 11th Street, just two blocks from the Cesar Chavez Plaza and four blocks from the California State Capitol Museum. Lutheran Social Services of Northern California will provide residential services.

Construction is expected to cost around $31 million, with around $7.8 million of funding provided by the Sacramento Housing and Redevelopment Agency. Demolition will be required for the existing 1977-built structure.
