One of Adobe Communities’s latest projects, Sheldon Farms North, is located at 8851 Bruceville Road in Elk Grove, Sacramento County. The five-acre grassland lot is planned as the site for future low-income housing, designed by David Baker Architects, and developed in partnership with The City of Elk Grove.
The focus of the development is affordability, with detailed metrics given out for the eligibility of future tenants based on income. The seven buildings will hold 240 units ranging from one to three bedrooms, creating options for various family sizes. The buildings themselves will rise three or four stories with multilevel connecting walkways.

The landscape design by Fletcher Studio includes more than 20,000 square feet of open space, including a central green with a children’s play area. Additional amenities include laundry rooms, bike storage, and parking. The site’s location also gives easy access to nearby Arnold Adreni Park and other neighborhood amenities. Beyond that, the plan has indicated the possibility of future transit options, including a nearby light rail.
The project has an expected timeline to finish permits and financing by late 2026, with construction likely to begin in early 2027. Once underway, construction for the whole project is expected to take under two years finishing in mid to late 2028. Depending on construction progress, some units may be available to rent earlier.
