A new mixed-use residential project has been proposed for development at 2100 Milvia Street in Downtown Berkeley. The project proposal includes the development of a new eight-story mixed-use residential complex offering 201 dwelling units and commercial space on the ground floor. Once approved, the project will require the demolition of an existing three-story structure on the site.

The project site is comprised of two parcels located in the buffer area of the Downtown Berkeley region, on the southwest corner of Milvia and Addison Streets, one block south of University Avenue. The project site spans an area of 33,726 square feet.

The scope of work includes the demolition of an existing three-story office building on the site, in order to make way for a new eight-story mixed-use complex. The mixed-use complex will rise to a height of 98 feet and yield a total built-up area spanning 208,740 square feet. The mixed-use complex will offer 201 apartments along with four live/work units. Out of the total, 11 units will be available for rent for very-low-income households. The residential units will be designed as a mix of studios and two-bedroom floor plans.

Commercial space spanning 3,713 square feet will be designed on the ground floor. The ground floor will also include residential leasing and lobby space, resident amenities, two courtyards, 50 bicycle parking spaces, eight commercial auto parking spaces, and utility rooms. Open spaces are provided via courtyards at the ground level, second, and eighth floors. Floors 2-8 each contain resident lounges to provide additional space outside the home to work, study, play or relax.

A preliminary design review meeting has been scheduled for tomorrow, Wednesday March 19, 2025, at 6:30 pm. Details of joining the meeting can be found here.

The project proposal is submitted under the Housing Crisis Act, SB 330, which seeks to boost homebuilding throughout the State with a focus on urbanized zones by expediting the approval process for and suspending or eliminating restrictions on housing development and limiting the number of public meetings.
