New plans have been filed for a duplex corner project at 3662 40th Street in Oak Park, Sacramento. The small project will bring new housing to the vacant surface lot, offering new density in the heart of a single-family suburban neighborhood. Saint Paul Baptist Church is listed as the property owner.

The filing describes their goal of providing ‘missing middle housing,’ a term coined by architect Daniel Parolek of Opticos to refer to a zoning phenomenon that discouraged the construction of residential forms such as duplexes, cottage court houses, and multi-plex projects. The ‘middle housing’ proposed here fits within that scale of density between detached single-family housing and mid-rise podium apartments.
Construction will bring two apartments, each offering just under a thousand square feet of housing. Parking will be included for three cars. Construction is expected to cost around $280,000 according to the plan filing, a figure not inclusive of all development costs.

Saint Paul Baptist Church is located just a block away along 14th Avenue in a large modern building and over three acres of surface parking.
The housing will rise across from a small convenience store and next to a Jehovah’s Witness Kingdom Hall. The site is on the same block as a public elementary school, and the Oak Park Community Center is just over ten minutes away on foot.
