Preliminary plans have been filed for a resubmitted mixed-use infill at 280 7th Street and 79 Langston Street in SoMa, San Francisco. The proposal will create twenty apartments across two structures and a small commercial space on the narrow lot just three blocks from Market Street. San Mateo-based Dragonfly Investment Group is responsible for the application.

Construction will bring two structures to the site, with the larger six-story infill with 17 units and a 850 square foot retail shop facing 7th Street and a smaller five-story building with three units along Langston Street. The development will yield a combined 17,780 square feet across two structures with ten one-bedrooms, eight two-bedrooms, and two three-bedrooms. Two will be designated as affordable housing, allowing the project to utilize the State Density Bonus law and Senate Bill 330 to increase residential capacity and streamline the approval process.

Workshop1 has remained the project architect, working with the San Francisco-based landscape architecture firm Outerspace. The plan set has remained the same since the 2016 plans, with a simple, contemporary design. Two four-story bay windows will be added along 7th Street. Facade materials will be wrapped with horizontal terracotta tiles and cement plaster panels.

The rear yard will include two private decks and a common backyard space. Parking will be included for 21 bicycles. The rooftop deck will include a common amenity deck and three private patios.

The 0.14-acre property extends from 7th Street to Langston Street on a block bound by Folsom Street and Howard Street. The site is two blocks from the Gene Friend Recreation Center, currently under construction at the corner of 6th and Folsom Street.

Construction is expected to cost around $8.1 million, with the timeline yet to be established.

    The renderings really romanticize 7th St 🤣

    Good to see more smaller scale proposals in SF.

  2. The alleys of SoMa could be one of the coolest parts of SF. The area needs more residents bringing foot traffic, lighting, security and landscaping. Obviously the homeless situation would need to end as well. I’m optimistic it will happen, but it will not be for another few construction booms, maybe another fifty years from now.
