CEQA Notice of Exemption Filed for 2655 Shattuck in Berkeley

The 2655 Shattuck Ave project took another step forward last week when The City of Berkeley filed for a CEQA Notice of Exemption, in accordance with the standards of Infill Development Project exemptions. Studio KDA’s updated designs were released for the project last year, but site construction has been awaiting the completion of several approvals, this exemption included.

The Density Bonus Project plans to demolish an existing 8,185 square-foot non-residential structure and construct an eight-story, 84,399 mixed-use residential building containing 97 dwelling units and 2,117 square feet of commercial space. Of the units, at least 10 will be slated as very low income, in order to qualify for the Density Bonus.

The planned site has excellent access to transportation and neighborhood commercial, with less than a 10-minute walk from Berkeley Bowl Marketplace, less than a 15-minute walk from Ashby BART, and less than 20 minutes from Downtown Berkeley’s many offices and restaurants.

Like the nearby 3000 Shattuck address reported on by the YIMBY team earlier this week, the 2655 Shattuck infill project is part of a larger densification of the neighborhood between Ashby and Downtown Berkeley. Both projects are consistent with the Berkeley General Plan and existing zoning regulations designed to spur the development of a dense walkable neighborhood in the heart of Berkeley.

    I have no problem with going vertical on Shattuck, but all of that cheesy plywood dreck they’re building is not going to age well. I wish that we could build high-quality multi-family housing in this country instead of throwaway instant slums designed by a twenty-year-old intern on some free design program.
