New 474 Unit Affordable Housing Project Proposed on South Bascom Avenue San Jose

A new proposal plans to transform a lot with several small retail buildings into more than 400 affordable housing units at 1099 South Bascom Avenue in San Jose. The entire project would consist solely of affordable housing, with a focus on access to local transportation. b9 Architects is responsible for the preliminary plans and renderings.

The South Bascom lot is one of the Urban Village-designated zones in the San Jose 2040 Envision Plan. The San Jose Planning Department describes Urban Villages as areas growing into medium to high density, with increased walkability and access to both housing and employment. These districts are specifically focused along commercial corridors and areas of high public transportation.

With that in mind, the new proposal will only allot 191 parking spaces for the proposed 474 residential units, although they will include 457 bike stalls as well. Because of the zoning designation and size of the development, the application has also indicated that the developer will seek a density bonus that will allow it to waive other commercial and design standards as well.

The current site is occupied by a Round Table Pizza and a vacant business previously home to Kelly-Moore Paints. This project is one of several large affordable housing projects to be proposed in Santa Clara County recently, many of which are on similarly vacant or underutilized parcels.
