New building permits have been filed for a new four-story apartment complex to rise at 2536 California Street in Pacific Heights, San Francisco. Demolition permits have already been filed for the existing commercial structure, with plans to create three new apartments and a ground-level commercial space. Redwood Properties is responsible for the development as the property owner.

EAG Studio is responsible for the design, which will feature two structures separated by an inner-lot courtyard. Plans show the complex will feature a historicized design similar to the existing Italianate 1876-built structure, modernized with large floor-to-ceiling windows. The three-story rear building will be clad with horizontal panels and stucco.

The 40-foot-tall structure is expected to yield around 7,140 square feet, with 5,160 square feet within the primary structure facing California Street, and nearly 2,000 square feet for the rear unit overlooking Perine Place, a mid-block alley. The front-facing building will feature a 1,030-square-foot commercial space. Parking will be included for three cars and three bicycles.

City records show the property was sold in 2021 for $1.55 million. The estimated cost and timeline for construction have yet to be shared.
