A site in Downtown San Jose could become a new AI research and development center, with elements of both a data center and office laboratory. Arena Investors seized the property at 199 Bassett Street after a foreclosure in 2022, and are now floating a proposal for the development of an eight-story tech hub designed by C2K Architects.

Work on the previously approved affordable housing project never began, as the developer defaulted on their project loan in 2021. The current site is occupied by two vacant industrial buildings, which are to be removed under the proposed plan. As per the Mercury News’s reporting, the developer has indicated intentions to build up to 400 affordable units on another site in Downtown San Jose to help meet any housing requirements.

Including a basement level, the proposed property would total 281,800 square feet. The project basement would include power substitution facilities, while the ground floor and entryway would contain two separate lobby areas and a retail space. Above, the second and third floors would contain in-house power generators capable of supporting the data center component’s high energy needs. Floors four, five, six, and seven would contain computers and hardware necessary for AI research and development. Meanwhile, the top floor is designed to house a cooling water plant.

The project is the latest addition to a number of data center proposals for Silicon Valley, being driven by the need for processing capacity to support the AI tech boom. This project’s location would give it excellent proximal access to Downtown San Jose and its various transportation options and other amenities.
