Final Environmental Documents Submitted for Arroyo Lago Project in Alameda County

A Final Environmental Impact Report was submitted to CEQA for a project on unincorporated county land near Pleasanton, Alameda County. The project’s initial surveys were submitted in 2023, with revisions in 2024 and now in 2025. It appears that at least one primary variation between the 2024 and 2025 impact reports relates to the size and design of the agricultural irrigation fields included as part of the initial development.

The project, brought by 330 Land Company, is to be a combination of 194 single-family homes, 49 accessory dwelling units, infrastructural support facilities, and open space. Designated medium-density residential, the single-family homes and ADUs will be clustered together on the 26.6-acre site. Separately, nine acres are now to be used for agricultural irrigation fields, with a larger remaining open space being left for possible future development.

The constructed properties will range from single to two-story homes, with the two-story units reaching 26 to 30 feet in height. The whole development will be graded an additional few feet above other nearby development, with a retaining wall separating properties from the neighboring parcels. Access to the new neighborhood will be limited to a primary outlet onto Busch Road and a smaller access road leading to El Charro Road.

Concept renderings reveal the planned homes as modern suburban-style tan and brown bungalow homes with peaked roofs and either stucco or wood siding. The neighborhood aesthetics are to be largely uniform, with some floorplan variation between units.

The area lies within Pleasonton’s urban growth boundary, and it is likely that the project’s land will be annexed into the city either before or after completion.
