Preliminary permits have been filed for an office-to-housing conversion of two small buildings within the Fisherman’s Wharf neighborhood of San Francisco. The pre-application will create four new apartments at the northern end of Columbus Avenue, bringing new housing near the Aquatic Cove. Maven Commercial is responsible for the application.

The proposal will remodel the interiors of both buildings while the exterior will remain mostly unchanged. Each structure will include two units, though sizes vary. 1335 Columbus Avenue will include a four-bedroom and a two-bedroom apartment, whereas 1365 Columbus Avenue will include a three-bedroom and a one-bedroom apartment. Existing ground-floor retail spaces will remain untouched by the residential conversion.
DNM Architecture is responsible for the design, though the illustrations provided don’t give much information about the potential changes to the elevation. The structure will not be expanded, although the windows may be replaced with larger panes of glass.

The 0.07-acre property is located at the north end of Columbus Avenue, where it concludes on Beach Street. Future residents will be living near Aquatic Park and the popular Fisherman’s Wharf. The site is next to 1333 Columbus Avenue, where plans for new housing were recently filed by Santa Rosa-based Synergy Group with design by DMARC Studio.
Public records show 1335 and 1365 Columbus Avenue both sold in 2017 for $3.45 million. The estimated cost and timeline for construction have yet to be shared.
