Development permits have been filed for new workforce housing at 1251 Chuckwagon Drive in the South Natomas neighborhood of Sacramento. The development will create a mix of single-family homes and townhome-style buildings surrounded by surface parking. Twin Rivers Unified School District is the property owner and sponsor.

The 7.3-acre development will comprise 115 dwelling units, distributed across approximately 47 structures, including six single-family homes, 23 townhomes, seven six-plexes, and 11 four-plexes. Surface parking will be included for 177 cars with several lots across the sprawling lot. Residents will have access to a 2,000-square-foot community center located in the heart of the project.
19SIX Architects is responsible for the design. Illustrations show a consistent design across all buildings, imbued with streamlined residential vernacular and articulated exteriors. The facade will be clad with stucco and wood-accent siding.
The property is currently owned by the TRUSD. Workforce housing is distinct from the affordable housing requirements, with TRUSD stating that, “workforce housing does not necessarily carry the same income restrictions, but is intended to provide a discounted housing option geared toward school employees.”

The irregularly shaped parcel is located along Chuckwagon Park, and a few blocks from Natomas High School. Future residents will be around twenty minutes away from Downtown Sacramento by bus.
The estimated cost and timeline for construction have yet to be shared.
