The Oakland Planning Department has approved plans for a five-story affordable senior housing development at 2500 76th Avenue in Eastmont, Oakland. The proposal will replace a vacant lot with 91 homes and a community room. The project is co-sponsored by Eden Housing and Black Cultural Zone Community Development Corporation.

The 68-foot-tall structure is expected to yield around 86,360 square feet, including 54,130 square feet for housing, 4,845 square feet of community space, and a ground-floor garage. Parking will be included for 34 cars and 24 bicycles. Of the 91 rental units, there will be 76 one-bedrooms and 15 two-bedrooms. One unit will be designated for the on-site property manager.

A. Clark Architecture and BAR Architects & Interiors are collaborating on the design. Illustrations depict an H-shaped floor plan, featuring a ground-floor courtyard facing Bancroft Avenue and a podium-top courtyard at the rear.

The second-floor podium-top courtyard will be overlooked by a residential amenity space, including a lounge, computer room, and an exercise room. Facade materials will include fiber cement panels, cast-in-place concrete, and plaster. PGAdesign is the landscape architect.

California Affordable Housing Initiatives is listed as the property owner. CAHI is an Oakland-based non-profit responsible for administering project-based Section 8 vouchers.

The 0.76-acre property is located along Bancroft Avenue between 76th and 77th Avenue. Future residents will be conveniently located near the Arroyo Viejo Recreation Center and just four blocks from the Eastmont Town Center and social service hub.

  1. This area will definitely need more bus service to support the additional travel demand from the senior residents. AC Transit’s Route 40 on Bancroft Ave only runs every 20 minutes on weekdays and less often on weekends.
