Modified plans have been filed for the residential infill project at 2138 Kittredge Street in Downtown Berkeley, Alameda County. The proposal has raised the overall unit count, while the floor count and size will remain unchanged. The Austin Group is responsible for the application.
The eight-story building is expected to yield around 42,900 square feet. Initial plans called for a range of studios to two-bedrooms, with five apartments deed-restricted as affordable housing. Further details about how unit sizes and other elements of the internal programming might change have not been published. In late July 2025, the Berkeley City Council rejected the Landmark Preservation Commission’s recommendation and did not landmark the 122-year-old Georgian Revival brick building known as the Fitzpatrick House.
Niles Bolton Associates is responsible for the design. Previously shared illustrations show the structure clad with an articulated facade, narrow floor-to-ceiling windows in white and sandstone hues. Darker materials will contrast with the pale exterior around the base level.

The property is located along Kittredge Street between Shattuck Avenue and Fulton Street. The building will be next door to 2176 Kittredge Street, a relatively new apartment complex designed by Kava Massih Architects, and across the street from the California Theater, which, until mid-2025, was expected to be converted into a 23-story residential tower.
