The environmental review process has concluded for the sprawling townhouse proposal at 2775 Mitchell Drive in Walnut Creek, Contra Costa County. The project is looking to replace an office campus with over four hundred condominiums across from a Safeway-anchored shopping center along Ygnacio Valley Road. Signature Development Group is the developer.

Construction is expected to last between four and five years from demolition to completion across two phases. Both phases are expected to involve around half of the overall unit count, with move-ins expected into phase one while phase two is under construction, according to the Final EIR documents.

Full build-out will deliver 422 units across 82 three-story structures, producing nearly three-quarters of a million square feet for housing and parking for 959 cars across private garages and street parking. The condominiums will range from 1,280 to 2,160 square feet, with a two-car garage for each unit. The complex will designate 55 units as affordable ot lower-income households.

KTGY Group is the project architect, with the Guzzardo Partnership Inc. working as the landscape architect. Previous illustrations from the team show a familiar contemporary aesthetic across the campus, with each multiplex articulated with gable roof facades delineating individual townhomes. Facade materials include a mix of fiber cement siding and stucco.

Demolition will be required for the existing 11-structure office campus, alongside the 1,481-lot surface parking. The 22-acre property is bound by Mitchell Drive and Shadelands Drive. Future residents will be near several strip malls anchored by a grocery store, restaurants, and other retail.

  1. People will complain that there’s too much parking, but hey, at least we’re getting three story buildings worth of housing, and not just single family homes.
