Preliminary permits have been filed for a six-story apartment complex at 2437 Warring Street in the Southside neighborhood of Berkeley. The application seeks to nearly triple the overall residential capacity for the infill property near the UC Berkeley Campus and the school’s Greek Life houses. MGH Management is the property owner and applicant working with Rhoades Planning Group.

The 60-foot-tall structure is expected to yield around 27,900 square feet. Of the 23 units, there will be a two-bedroom apartment, a three-bedroom apartment, and 21 four-bedroom units. Parking will be included for 42 bicycles and no cars. Three of the residences will be deed-restricted for very low-income households.
Baran Studio Architecture is responsible for the design. The exterior will be clad in fiber-cement siding, metal panels, and shadowbox windows. The contemporary style is familiar across the work of the Oakland-based studio, with their website emphasizing the team’s resourcefulness and improvisational skills when approaching design problems.

The property is located along Warring Street between Channing Way and Dwight Way. Future residents will live two blocks from California Memorial Stadium in a neighborhood dominated by several fraternity and sorority houses
The pre-application looks to streamline the approval process and increase residential capacity with Senate Bill 330 and the State Density Bonus law. Rhoades Planning Group is assisting the project as the land use consultant. The estimated cost and timeline for construction have not yet been shared.
