Design review plans have been filed for a five-story mixed-use complex at 1401 H Street in Sacramento’s Mansion Flats neighborhood. The project is looking to add 60 rental units and retail space a couple of blocks away from downtown. Vrilakas Groen Architects is responsible for the application and design.

The 59-foot-tall structure is expected to yield around 50,500 square feet, including 38,010 square feet of housing, 1,740 square feet for retail, and 10,750 square feet of common area and circulation space. Unit types include 26 studios, 27 one-bedrooms, and 7 two-bedrooms. Parking will be included for 40 bicycles and no vehicles, a decision that will help support public transit and reduce congestion in the area.

Vrilakas Groen Architects is responsible for the design. The podium-style building features a contemporary facade with a mix of visual breaks, inset terraces, and some top-level setbacks. The exterior will be clad with a mix of brick veneer, metal panels, and smooth cement plaster.

The roughly quarter-acre vacant lot is located at the corner of 14th Street and H Street, next to a performing arts center, across from a ten-story garage, and two blocks from the city’s Convention Center.

The property owner is listed as a New York-based limited partnership business. The New York-based owner reportedly purchased the lot in 2020 for $1.25 million. According to reporting by Ben van der Meer for the Sacramento Business Journal, the empty lot had previously been owned by the city’s professional basketball team, the Sacramento Kings.

The estimated cost and timeline for construction have not yet been shared.
