The Emeryville Planning Commission is scheduled to review plans tomorrow evening for the proposed redevelopment of the Sutter Medical Center campus at 5300 Chiron Way in Emeryville, Alameda County. Updated illustrations provide a limited glimpse into the possible future tallest structure in the city. Sutter Health is responsible for the application.
SmithGroup is the project architect. The largest component of the master plan is Building 8, a 330-foot-tall tower containing 785,000 square feet across 17 floors. The complex would include 325 patient beds, an emergency room, a pharmacy, an ICU, and several floors dedicated to surgical facilities. Further plans include tenant improvements to two structures and a new three-story medical facility at the corner of Hollis Street and Stanford Avenue, dubbed B1 Block.

Plans for the Chiron Medical Campus have been in the works since the city approved a preliminary development plan back in 1995. Construction of the first structures began in 1996, and the site is currently occupied by over a dozen structures owned by Sutter and Grifols. Last year, Biomed Realty sold four sites to Sutter Bay Hospitals for $450 million.
Recent documents provide a preliminary estimate for the construction timeline. The earliest estimate for work to begin is mid-2027, with tenant improvements in Building 2/3. Groundbreaking for the central tower, dubbed Building 8, is estimated to start by early 2028, with the phase scheduled to last nearly six years, and completion by the end of 2033.

Tenant improvements at 5300 Chiron Way are expected to begin in mid-2034, shortly after Building 8 is completed. Construction on the new Building 1 is estimated to start once the rest of the campus is fully occupied, with work lasting approximately 24 months.
