New building permits have been filed for a residential infill project at 443 Encina Avenue in North Fair Oaks, San Mateo County. The application invoked Senate Bill 1123 to streamline the starter-home proposal, subdividing an existing property into 9 lots to allow the construction of small single-family houses. The property owner is listed as an individual trust.
The planning application received ministerial approval under SB 1123. Construction will use factory-built modular structures approved by the California Department of Housing & Community Development. The nine buildings will all be two stories with three bedrooms and parking. The county has not yet published further information about the design and site plans.
North Fair Oaks is a census-designated place with a relatively dense population of 13,000 to 14,000 people across 1.2 square miles in San Mateo County. The unincorporated community is close to the bay and is located between Atherton, Menlo Park, and Redwood City. The application uses the city of Menlo Park as the descriptor.
Public records show the property sold last April for just under $4 million. The estimated cost and timeline for construction have not yet been shared.
