New building permits have been filed for a five-story apartment infill at 4148 24th Street in Noe Valley, San Francisco. The multi-family project received final approval from the city last July, clearing the path for construction to replace a three-story mixed-use complex with a seven-apartment building. San Francisco-based real estate developer Golden Properties LLC is listed as the property owner.

The roughly 52-foot-tall structure is expected to yield around 9,700 square feet for housing across four full floors and a mezzanine level. The project will include seven two-bedroom apartments, of which one will be deed-restricted as affordable housing. The ground floor will include a bike room, a small passage, and an apartment with access to a private backyard.
RKD Consulting is responsible for drafting plans. Illustrations show the infill will feature vernacular architectural features, including balconies overlooking 24th Street and the backyard. The exterior will be wrapped in smooth fiber cement, stucco finish, and concrete. The sidewalls will be decorated with pixelated stucco panels.
The narrow 0.06-acre property is located along 24th Street between Castro Street and Diamond Street. The building is just a couple of blocks away from the lively commercial center of the low-slung neighborhood, including a grocery store, restaurants, and several shops.

Demolition permits have not yet been filed, though they are expected for the existing three-story Mission Revival-style infill. The building has a ground-floor commercial space and a vacant residential unit. Construction is estimated to cost around $2.5 million, a figure not inclusive of all development costs.
