The formal application has been filed for a four-story residential infill at 1037 14th Street in the Corona Heights neighborhood of San Francisco. The proposal invokes Senate Bill 423 to replace a single-family house with three apartments above a three-car garage. Sonoma County-based 2 H Partners LLC is listed as the property owner.
The four-story-over-basement structure is expected to yield around 7,800 square feet, including 6,900 square feet of housing and 900 square feet for the three-car garage. The project will include two two-bedroom and a three-bedroom dwelling.

RKD Consulting is the project applicant and architect. The proposed design has not changed since the May pre-application, with one rendering showing a familiar urban infill style clad with horizontal side panels, stucco, and a two-story bay window. The side and rear exterior walls will be wrapped in off-white lap siding, with private open space provided for certain apartments on the ground floor, backyard, third floor, and rooftop deck.
The 0.07-acre property is located along 14th Street between Roosevelt Way and Castro Street. The property is next door to the McKinley Elementary School campus. Future residents would be seven minutes away from the Muni Light Rail station at Duboce Park on foot.
Construction is estimated to cost around $2.5 million, a figure not inclusive of all development costs. The timeline for approval and work has not yet been established.
