Development permits have been filed for a proposed multi-family apartment building at 5527 Vicente Way in Shafter, Oakland. The project would build around an existing single-family residence on-site to create six new dwelling units. Lafayette-based Branagh Development is responsible for the application.
The two new three-story structures will yield a combined 9,420 square feet, creating a total residential square footage of 10,670 square feet on the lot. Parking will be included on-site for seven cars and four bicycles. At full buildout, 5537 Vicente Way will contain seven residences, none priced as affordable housing.
Left Coast Architecture is responsible for managing the design. The application shows a new draft following city comments. The original design was criticized for the thin windows and blank walls that emphasized its verticality, the roof ridges did not ‘fit’ with the surrounding neighborhood, and that the architects should take into consideration the existing house’s architecture. The new design is configured with wider windows, hip roofs, and having the building articulate facade toward the street to benefit the neighborhood aesthetic. As well, the reconfigured landscaping and screening around the parking lot imbue a more natural design.
The development is requesting that Senate Bill 330 be applied to the application. Branagh Development is managing the project through Pine Opportunity Fund LLC. The current residents of 5527 Vicente Way are behind the development as property owners.
The property is located adjacent to Highway 24 and between two retail hubs, one at the fork of Shattuck and Telegraph, the other along College Avenue, and the adjacent Rockridge BART Stop. Residents will be near cafes, groceries, and AC Transit bus lines.
