New building permits have been filed for residential development at 6450 Lemon Hill Avenue in Sacramento. The two-structure project, dubbed Lemon Hill Apartments, would add 28 new two-bedroom units on a 1.4-acre site in a suburban neighborhood. CH&D Architects will be responsible for the design.

The structures will rise 21 and 32 feet tall, yielding 29,020 square feet total. Building one will contain ten units across 11,590 square feet while building two will have 18 units across 17,430 square feet. Parking will be included for 31 vehicles via surface parking.

The project is expected to cost $6 million. Demolition will be required for a few existing low-density single-story structures. According to the project narrative, CH&D is developing the project to support the housing demands of the immediate neighborhood, characterized by smaller families looking for affordable housing.
Residents will be forty minutes away from downtown Sacramento via Light Rail and Bus. Closer to home, a ten-minute bus ride will take a nearby strip mall hub with groceries, clothes, restaurants, and cafes.

Tammy & Anthony Nguyen are listed as property owners and first-time developers. According to reporting by Sacramento Business Journal, construction could start as early as May of 2022, depending on approval and financing.
