The development permit has been filed for a five-story mixed-use project at 1901 Park Boulevard, a triangular corner lot between Ivy Hill and Cleveland Heights, Oakland. The plan would replace a single-story commercial structure with 23 apartments above ground-floor retail. Ivy Hills LLC is responsible for the application.
The structure will yield 23,320 square feet for residential use, and 4,140 square feet for retail. The ground level will include commercial space, parking for seven bicycles, and a lobby. Vehicle parking will be provided below grade for 14 cars.
The project will benefit from the State Density Bonus program, increasing residential capacity and allowing the plan to exceed certain local laws if the plan includes some low-income housing. Of the 23 homes, six will be restricted as affordable housing.
Of the 23 homes, 10 will be two bedrooms and 13 will be three bedrooms. There will be two moderate-income units, one very-low-income unit, and three extremely-low-income units.
Residents will find immediate access to AC Transit buses. For regional travel, the Lake Merritt BART Station is approximately 13 minutes away by bus or 22 minutes by foot.
