Largest Affordable Housing Project Planned At 805 R Street In Sacramento

A new residential project has been proposed at 805 R Street in Downtown Sacramento. The project proposal includes the development of a seven-story high building offering affordable residential units. Plans call for the demolition of the existing warehouse on the site.

Mutual Housing California and the Capitol Area Development Authority (CADA) are teaming up for the project. Salazar Architects is responsible for the design concepts.

Planned for the site of a state-owned warehouse, the project will bring a six-story and a seven-story building to the site, offering a total of 242 residential units at affordable rates. The buildings will have live/work, studio, and one-bedroom and two-bedroom units. Two commercial spaces of 3,400 square feet combined will also be designed to space an exercise studio, event courtyard, public plaza, and patio decks for street-level units.

The project will emphasize housing for artists, in the spirit of the Warehouse Artist Lofts project a few blocks to the east on R Street. The project will have solar panels, nearly 300 resident and visitor bike parking spaces, and 35 vehicle parking spaces.

Construction work could start as soon as late 2023. The project will likely take 18 months to two years to build. Once completed, it will be the largest affordable housing project near Downtown Sacramento. The estimated project cost is about $125 million.

The property site is located at the intersection of Eighth Street and R Street in downtown Sacramento.
