Permits have been filed for a six-story residential infill at 3031 Telegraph Avenue in Elmwood, Berkeley, Alameda County. The project will replace a two-story commercial structure with 127 units, more than the initially approved 110 units for the site, thanks to the State Density Bonus program. Grubb Properties is the project sponsor.
Devi Dutta Architecture is responsible for the podium-style design, articulated with setbacks and distinct colors to mitigate the overall scale of the structure. Facade materials will include brick veneer, tiles, wood cladding, perforated metal railing, fiber cement, and smooth cement plaster. GroundWorks Office is the landscape architect.
The 67-foot tall structure will yield around 98,340 square feet with 90,020 square feet for housing, 5,700 square feet for retail, and 2,480 square feet for bicycle parking and equipment rooms. An unspecified floor area will be dedicated to parking for 29 cars. Additional parking will be included for 112 bicycles.
Initial plans had the unit sizes vary with 35 studios, 43 one-bedrooms, 22 two-bedrooms, and ten three-bedrooms. Of the 110 proposed units, seven were to be affordable for very low-income units.
The property is located at the intersection of Telegraph Avenue and Webster Street, just a few blocks away from the Berkeley border with North Oakland. Future residents will be immediately adjacent to the AC Transit Telegraph Avenue bus line and 15 minutes away from the Ashby BART Station.
Grubb Properties is a US-based real estate investor founded in 1963. A timeline for construction and opening has not yet been established.
