The zoning application has been filed for a 16-story apartment tower at 2420 Shattuck Avenue in Downtown Berkeley, Alameda County. New plans include 14 fewer homes, reduced to 132 total dwelling units. NX Ventures is responsible for the development.

The 168-foot tall structure will yield around 76,760 square feet, with 73,960 square feet for housing and 2,800 square feet for ground-level retail. Parking will be included for 58 bicycles located on the ground-level residential garden. The commercial tenants will have access to a 920-square-foot garden. The second floor will include six units and a club room with access to a second-level podium deck. All 132 units will be studio sizes, with 15 units to be provided as very-low-income residences.

Trachtenberg Architects is responsible for the design. The overall aesthetic is consistent with the firm’s vision for a dense urban Berkeley, with an off-white base color contrasted by blacks and shades of copper. Facade materials will include insulated metal panels, metal infill panels, and a full-height mural painted onto metal panels.

Submitting the zoning application ensures the project is on schedule with the remaining process to get entitlement and permitting. Once the project is approved by the city, NX Ventures will have 30 months from the permit being issued to start construction or secure an extension in needed. Corresponding with YIMBY, founder of NX Ventures, Nathan George, shared that the firm aims to start construction as early as 2024.

Demolition will be required for the 0.21-acre parcel occupied by two restaurant storefronts bound by Channing Way and Haste Street. The property is right next to an eight-story residential development by Austin Group at 2440 Shattuck Avenue. Across Channing Way, construction has topped out for phase two of IDENTITY Logan Park with Austin Group and CA Ventures.

Future residents will be five blocks away from the Downtown Berkeley BART Station.
