A building permit application has been submitted seeking the approval of a residential project proposed at 939 Lombard Street in Russian Hill, San Francisco. The project proposal includes the development of a new residential building. Plans also call for the demolition of an existing parking structure on the front of the construction site.

Byrnes Special Works LLC is responsible for the project. Curtis Hollenbeck is the project architect responsible for the designs.

The project will bring a new four-story building to the front of the parcel, offering single-family dwellings. The new building will be added to the already existing three-story single-family dwelling at the rear of the lot. No changes are proposed to the existing dwelling. The building will yield a total built-up area of 5,170 square feet, inclusive of 4,120 square feet of habitable space and 782 square feet for the two-vehicle garage. The fourth floor will include a guestroom, library, and entertainment space. The third floor will have a kitchen, dining room, living room, inner-parcel deck, and a street-facing balcony. The second level will include three bedrooms and two bathrooms with access to the street staircase. Lastly, the ground level will include a garage with parking for two cars and two bicycles.

Renderings reveal a façade designed in contemporary style featuring a roof deck. The exterior finish will rise to a height of 47 feet and showcase box-bay window facing Jones Street.

As previously reported by SFYIMBY, city records show the property last sold in April of 2018 for $1.7 million. The developers estimated the cost of construction to be $850,000 on a project application. An estimated timeline for completion has not been announced.

  2. Should never allow it. NSR was recorded decade, 2 grant deed restriction.
    One lot already with one huge house, 3,000. Now the speculator contractor want to build another ugly modern design house in the front, 2 huge houses on one lot.

  3. This is a very risky project and is a speculation. Will bankrupt the developer.
    Steep slope, excavation likely will invite lawsuits for damages. Bed rocks normally cracks to neighbors, with such zero lot lines.
