oWow has provided YIMBY the latest rendering for 1523 Harrison Street in Downtown Oakland, Alameda County. The developer has announced plans to increase the project scale, with nearly a hundred more apartments in a taller 25-story envelope. Construction is expected by 2024, likely after oWow finishes the 19-story tower at 1510 Webster Street.
Sarah Klearman first reported the project increase for the San Francisco Business Times. Klearman notes that the new iteration will require “a major conditional use permit from the city of Oakland because of the project’s resulting size.” oWow director Jeremy Harris speculated for the article that the new application would be filed by March 27th. As of the time of writing, the increased project has yet to be filed on the City of Oakland planning department website.
Initial plans for 1523 Harrison Street were to rise to twenty floors with 269 units ranging from studios to two bedrooms. The increased version will rise to 25 floors with 361 units. The new rendering shows a similar massing, suggesting the floor area would be over a quarter million square feet. Initial plans include parking for 64 cars and 72 bicycles.
The half-acre property is located just five minutes from the 12th Street Oakland BART Station. Residents will overlook the rising 19-story mass timber tower at 1510 Webster Street, a 222-unit apartment tower by the same developer. oWow has projected completion of 1510 Webster by 2024, the same year construction is expected to start for 1523 Harrison Street.
