Alliant Invests $30 Million for Kawana Springs, Santa Rosa, Sonoma County

Alliant Capital has announced the $30 million investment has closed, progressing plans to build the 151-unit affordable housing project at 450 Kawana Springs Road in Santa Rosa, Sonoma County. The 60-foot project will bring a new hub of medium-high density residential living immediately opposite the large Santa Rosa Market Place shopping center inside the Mendocino / Santa Rosa Avenue Priority Development Area. Kawana Springs also provides housing for residents displaced by the 2017 wildfires.

All housing is planned as affordable for households with 50% to 80% Area Median Incomes. The five-story proposal yields 194,010 square feet, with the residential space divided between ten studios, 48 one-bedrooms, 71 two-bedrooms, and 22 three-bedroom units. The building is to be packed with amenities inside and out, including a two-story 10,235 square foot community center, pool, spa, on-site dog park, barbecue pit, meeting room, fitness center, and a rooftop garden.

Parking for 220 vehicles will be included, just 22 spots under the required minimum parking according to city policy. The construction is going to cover 112 of these spots with solar panel carports. The building uses one hundred percent electric energy and is to have a net-zero carbon footprint.

Hedgpeth Architects is responsible for the design. The residential structure is fragmented into different massings, following standard city design guidelines. The exterior will be painted with a mix of gray, blue, and pale off-white. The facade’s texture comes from the pale orange wood siding, anodized bronze finish, and two tones of weathered steel panels.

Integrated Community Development is the property owner, and Santa Clarita-based Landscape Architects will be responsible for, as their name suggests, landscaping.

An estimated completion date has not been announced.
