New permits have been filed for three-story townhomes at 2832 34th Street in Oak Park, Sacramento. The urban infills will replace a vacant parcel close to shops, a park, and a high school, with four homes. Creates Cool is the project architect and applicant.

The 34-foot tall structures will yield a combined 12,600 square feet, averaging around 3,150 square feet per home. The project will not provide vehicular parking, a decision that may reduce local traffic, aid public transit, and promote a more sustainable life.
San Francisco-based design firm, Creates Cool, is the project architect. The studio was founded in 2020 by architect and interior designer Elias Horat. For the residential infill, the rectangular structure will be improved with residential vernacular, with open gable roof frames and board siding denoting each entry.

The 0.17-acre property is located along 34th Street between Diagon Alley and 4th Avenue. Future residents will be a block from the retail-lined commercial thoroughfare on Broadway and two blocks from McClatchy Park. The Sacramento High School is just seven minutes away on foot.
Paul Feitser, connected with Stix Development based in the Sacramento metropolitan area, is listed as the property owner. The estimated timeline for construction has yet to be established.
